After obtaining approval from the planning department, your designs will be fully developed, providing important technical information required by Building Control to meet building regulations.
Builders and contractors will require the technical information to produce accurate and transparent quotations and costing. This will minimise any additional costs incurred from not having the correct technical information, which is vital to keeping within budget.
This is the detailed stage of our work, ensuring clarity, a high-quality building process and result. There are two main ways of obtaining building control approval:
FULL PLANS APPLICATION which require a completed application form, the correct fee and a detailed set of plans.
BUILDING NOTICE only requires an application and correct fee. However, building notices are normally used for small DIY type alteration works.
CGA will provide detailed drawings to ensure your project runs smoothly and complies with the latest regulations. If there are any amendments to the original design, an ‘As Built’ drawings will need to be submitted to the local authority for approval prior to issuing a completion certificate

We offer different levels of tender packages, starting from simply collating all the relevant documentation, a cost schedule and sending it to contractors or we could provide a more detailed package where we do all the above, check compliance, compare costs, respond to the contractors and meet with the contractors on site. Produce a detailed specification with cost breakdown for each element of the build along with schedules of materials and fittings. This service requires input from the client to identify finishes and furniture selection. The more detailed this is the more accurate your tender returns will be which will help manage your budget. An indicative program can also be assist with timescales and expectations however your selected contractor will need to provide their own program prior to starting.
If a builder refuses to sign a contract our advice would be to use a different company. Contracts are there to protect both the client and the contractor, CGA D&B can write up the contract for you saving you the stress and worry. You can rest assured all boxes are ticked and look forward to seeing your project progress smoothly through to completion.
